The Guaranteed Backup Contract allows your client’s lender to disregard their current mortgage payment and qualify them to purchase their new home without requiring their old home be sold by the time they close.
PUT THE CURRENT HOME ON THE MARKET AS SOON AS POSSIBLE
Sellers want top dollar for their homes, and often base their pricing expectations on their personal feelings. The GBC empowers your buyers to focus on their new home and, once found, selling their old home simply becomes a function of getting into their dream home.
GET YOUR BUYERS FOCUSED ON FINDING AND BUYING THEIR DREAM HOME
Home Sale Assured’s Guaranteed Backup Contract allows you to make a non-contingent purchase offer on your client’s dream home. Removing that uncertainty from your offers can quickly move them to the top of the list.
CLOSE ON THEIR NEW HOME AND TAKE UP TO 90 MORE DAYS TO SELL
When the old home sells, Home Sale Assured’s contract will be cancelled, and the cancellation will be handled during escrow. Should Home Sale Assured buy the home, we’ll enact our Preferred Partner Pledge and 90% Promise.

Q: What does Home Sale Assured do with the property if it is purchased?
At Home Sale Assured we’re not interested in holding real estate inventory. That’s why we have our Preferred Partner Pledge. Home Sale Assured will gladly work with you to list the property for sale at your usual and customary brokerage commission.
Q: Who is the Guaranteed Backup Contract program for?
The GBC program was created to help those committed to buying their next house by removing potential obstacles. It is designed for the person who is willing to do what it takes to move forward with their lives and get into their next home.
Q: Can I list the property even though there is a contract with Home Sale Assured?
Your client’s contract gives them the option to sell to the highest bidder during the term of the contract. We encourage you to make that happen. The deadlines imposed by our contract should help you to set realistic pricing expectations for your sellers.
Q: If I bring my clients to Home Sale Assured, what does that mean for me?
Our hope is that, thanks to the GBC program, your buyers’ focus is on buying their new home, allowing you to price their home right for the market. Beyond that, Home Sale Assured is the potential buyer of the home and has no additional stake/interest/investment in the transaction.
It’s important to note that our Preferred Partner Pledge ensures that if Home Sale Assured does buy the property, we will turn around and list it with you, at your usual commission.
Q: Can the previous property be sold before the new property closes?
Yes. That’s traditionally how it works. While the GBC product gives the consumer an opportunity to buy before they sell, they can always sell before they buy. Home Sale Assured’s contract would be cancelled as part of the escrow/closing process when your client sells their home to someone other than Home Sale Assured.
Q: Are there limitations on the properties Home Sale Assured will make an offer on?
Yes, there are limitations. Home Sale Assured will be unable to provide a contract on a home that is not readily marketable.
Q: How soon can the property be listed?
As soon as possible. There is no need to wait until a new home is purchased before listing the previous residence.
