Definitely. Your purchase contract from Home Sale Assured contains clear language that gives you the option to sell your home to a higher bidder, instead of Home Sale Assured, as long as you do so within the established timeframe.
Q: Can I cancel the Home Sale Assured contract to buy my home?
Yes. Your contract with Home Sale Assured contains explicit language which grants you the option to sell your home to a higher bidder if done so within the contract timeframe.
Q: Am I locked into the contract when I sign?
Our contract is known as an option contract. You retain the option to cancel the GBC if you receive a better offer within 120 days of buying your new home. You may also cancel if you are no longer buying a new home.
Q: What does Home Sale Assured do with the house when it buys it?
Home Sale Assured is not in the business of buying and flipping homes. We’re here to remove obstacles for you. For that reason, we will re-list your previous home with the same real estate agent and when the property sells, we’ll return 90% of the net proceeds of the sale to you!
Q: What if I don’t like the offer Home Sale Assured provides?
The purchase offer amount in the Home Sale Assured contract is not intended to be the most competitive offer. Rather, it’s designed to help you buy before you sell, and give you peace of mind knowing your previous home is sold so you can move forward with your life. Our contract will provide you with sufficient flexibility to sell to the highest bidder if that isn’t us.
Q: How long do I have to sell old my home after closing on my new home?
The terms of the Home Sale Assured contract provide 120 days from when you close on the sale of your new home to sell to another buyer, or to Home Sale Assured.
Q: What if I already have an agent?
Totally fine. Whether you sell to Home Sale Assured or someone else, having an agent to handle the transaction is advisable.
